TIMOTHY E. FIELDS has been practicing law since 1977 in San Diego. Mr. Fields has specialized in title insurance and escrow matters, and real estate law for more than 25 years. His practice has focused on real estate foreclosures, escrow and title litigation, commercial real estate transactions, and real estate financing. Mr. Fields also has extensive experience in bankruptcy-real estate issues and workouts. His extensive career experience has included associate title counsel and vice president of Ticor Title Insurance Company; title counsel and vice president for Commonwealth Land Title Insurance Company; and attorney with the firm of Schall, Boudreau & Gore, A.P.C. He has been a sole practitioner since Schall, Boudreau & Gore ceased operations in November of 1997. Mr. Fields has conducted more than 100 classes or seminars for attorneys, and real estate brokers and agents on real estate foreclosures, escrow procedures, title insurance coverage and underwriting, non-judicial foreclosures, the duties owed by real estate brokers and agents, obtaining relief from the automatic stay under the bankruptcy code, and general real estate law. He has served as an assessment appeals hearing officer for the county of San Diego and for many years was an associate member of the California Land Title Association. Mr. Fields is a former co-chair of the San Diego County Bar Association Real Property Section. FRANK GREEN is the advisory title officer with Stewart Title Guaranty Company in San Diego. Mr. Green's areas of responsibilities include commercial transactions, managing the commercial division, and answering all title related questions and risk management for the San Diego region. He frequently speaks in the San Diego area regarding multiple title issues, including boundary disputes for in-house as well as escrow companies, law firms, and lenders. Mr. Green has more than 30 years of experience in the title business. E. LUDLOW KEENEY JR. is a partner is the San Diego law firm of Keeney Waite & Stevens, APC, where his practice focuses on real estate transactions and litigation, title insurance, and real estate brokerage. He attended the University of London, England and earned his B.A. degree from Pomona College in California and his LL.B. degree from the University of California at Los Angeles. Mr. Keeney's bar memberships include California and the U.S. Supreme Court. He is a frequent lecturer on his areas of practice and he has spoken for National Business Institute, the State Bar of California and CEB. Mr. Keeney is a member of the State Bar of California (member, Real Property Executive Committee; Real Property Law Section), the American (member, Real Property and Probate Law Section) and the San Diego County (member, Real Property Section) bar associations; the CEB Real Property Practice Institute; the American College of Real Estate Lawyers; and is a consultant with the Real Property Subcommittee of the Joint Advisory Committee of CEB. MICHAEL J. PALLAMARY is the president of Pallamary & Associates of La Jolla. He is a founding member of the Land Surveyors Advisory Council on Technical Standards and a recognized expert on land title matters, standard of care, and real property litigation. He is the author of The Curt Brown Chronicles, Lay of the Land, and the co-author of Advanced Land Descriptions written with the late Paul Cuomo and the late Roy Minnick. Mr. Pallamary has extensive experience as an expert witness in local, regional and federal courts, testifying as to the location of easements, property lines, and boundary lines. He has been retained as an expert witness in some of the state's largest land title disputes and regularly carries several cases as part of his litigation caseload. Mr. Pallamary served as the principal coordinator for the California Land Surveyors Association (CLSA) when they became involved in a landmark case involving lot line adjustments in the city of San Diego. This case was eventually published as an important appellate court decision. Mr. Pallamary owned and operated a 12-person land surveying firm for 20 years. Most of his current practice involves land title claims, boundary disputes and easement disputes. Mr. Pallamary has been in the land surveying profession for 40 years and he brings a broad depth of experience to the professional community.
